Managing without a register

Edenvale Home and Hospital is a small, boutique aged care facility in New Zealand, caring for 41 residents across rest home, dementia and hospital-level care. When Raymond Stein arrived as General Manager 4 years ago, the facility had no real asset register to speak of.

"We didn't have visibility to our assets. What we did have was just something in our accounting ledger, but that was only recorded when we paid the invoice."

As a charitable trust, Edenvale is required to undergo an external audit every year. That process used to be a source of anxiety.

"Hand on heart, it's very good to be able to say to our external auditors, 'this is our audit,' and basically, they have a quick look and move on to something else. That wasn't the case in the past."

Stronger conversations with the board

Board reporting has been one of the biggest shifts. Raymond says he used to approach those meetings hesitantly.

"I couldn't present something tangible to them. Since we've used Asset Pulse, I can now go to the board and confidently say: this is what we need to replace in the coming 12 months or the coming 2 years, and we can also provide an estimated cost."

That means the board can make informed decisions before things go wrong, rather than scrambling after the fact.

"The board feel confident in their decision-making process because we don't have to wait for things to break before we go and replace them."

The right expertise on site

Edenvale had previously worked with another company to audit their equipment, but the results were inconsistent.

"They weren't knowledgeable enough, or skilled enough, to do a comprehensive audit for us. So, we're really pleased to have the Cubro team on board, because I now know that when an audit is done on our appliances, every single thing gets done. Hand on heart, I know it's been checked."

Asked what he'd say to others in the same position, Raymond doesn't hesitate:

"You must have visibility to your assets. And if you don't have that, you're floating around in the dark, and I know what that feels like."
